Why use a mortgage broker?
Mortgage Brokers focus on you, the client, over any lender.
As brokers, we work independently from any banks or financial institutions, giving us access to a broad selection of products. Our mission is to discover the lender package that best meets your unique needs.
Being independent allows us to explore numerous options instead of steering you towards a single choice. We evaluate your needs, scour the market for the best deals, and suggest the option that suits your situation. Picking the wrong mortgage can result in unnecessary costs.
At Linray Finance, we are committed professionals dedicated to helping you get the most value from your mortgage. By keeping up-to-date with various lenders’ offerings, we can pinpoint which property or project might attract a lower interest rate from one institution compared to a higher rate from another. In fact, some lenders only accept applications through mortgage brokers.
Consequently, the rates we secure are often among the most competitive available. We can also negotiate with your current financial institution, possibly securing a better rate than you might obtain on your own.
What is the process?
We take care of every stage of your loan journey, from preparing your application to securing approval and finalising settlement, while also offering ongoing support and guidance.
Our process starts by listening to you, gathering the necessary details, and assessing your financial needs. With this information, we compare a range of options and provide tailored recommendations, highlighting the most competitive rates and product features from various lenders to suit your requirements. We handle the completion of the application form and compile all the essential documents for submission, before electronically sending your application to the selected lender.
Once your loan is approved, all you need to do is sign the necessary forms to finalise your mortgage. We continue to monitor the process by following up with any additional documents over the coming days and weeks. Our dedication to customer service means we stay in touch regularly and review your financial situation annually to ensure everything continues to meet your objectives.
This entire process can be conducted over the phone, via email, or in person—our approach is flexible to accommodate your preferences.

How does an SMSF loan work?
A Self-Managed Super Fund (SMSF) loan allows an SMSF to borrow money for purchasing investment properties, such as residential or commercial real estate. This is facilitated through a structure called a Limited Recourse Borrowing Arrangement (LRBA), which limits the lender’s claim to the asset bought with the loan, thereby safeguarding the other assets within the SMSF. The property is held in a separate trust until the loan is fully repaid. Rental income from the property, along with other fund earnings, can be used to cover loan repayments. While an SMSF loan can boost the fund’s investment portfolio by leveraging property assets, it requires strict adherence to superannuation laws and regulations, along with careful financial planning to ensure that the long-term benefits outweigh the associated risks and costs.
